Boundary Surveys

A Boundary Survey formally defines the boundaries of a property. Sometimes boundary surveys may be required before certain construction may begin, when a property is sold, or when there is a dispute between one land owner and another. It is always a good idea to know know where your property ends and your neighbors begins.

     HOW MUCH WILL IT COST?

Residential Boundary Surveys start at $750. Cost is determined by size, terrain, subdivision, County, and legal description. Each one of these will have an impact on the difficulty for both the office staff and the field crew.

     WHAT IF I ONLY NEED ONE PROPERTY LINE OR CORNER?

When our office prepares the data about your property and for the field crew, they MUST calculate the entire boundary of your property in order to calculate any one portion of it.

Likewise, the field crew MUST search for existing boundary evidence on your property and possibly adjacent properties in order for them to set/mark any one property line or corner. We are unable to offer any kind of discount even if you only need one portion because it is the same amount of work for us in any scenario.

     DO I NEED TO BE THERE WHEN YOU DO THE FIELD WORK?

You do not need to be present at your home unless you have a dog that stays out while you aren't home, or you have limited access such as a gate or multiple gates on your property that are locked. However, it is beneficial for the property owner to be present while the field crew is there if you would like our field crew to walk you through the work that has been done. If you have a situation where you need to be present with us while we do the field work, please let us know when scheduling. Our schedule changes with additions and cancellations frequently. We will do our best to stick with the original date given, but we are not always able to do so unless we work it out together ahead of time.

     WHEN WILL MY RECORD OF SURVEY BE DONE?

It does take some time for our office to process and review the data brought back from the field crew after they have been out to your property. Records of Survey can be expected 1-2 weeks after your field work is completed.

     WHAT ALL IS INCLUDED IN A BOUNDARY SURVEY WHEN I PAY FOR ONE?

- Preliminary research sufficient to retrace your current legal boundary

- Locate any existing property corners

- Set all property corners or offsets to property corners

- Professional review of recorded and found evidence by a licensed and insured Professional    Land Surveyor.

- A 24x36 Record of Survey detailing the location of the boundary and any potential encroachments
